1. What FloodLens is

FloodLens reads FEMA's National Flood Hazard Layer and presents it in plain English, with premium ranges estimated from published NFIP data. It is an informational research tool.

2. Not an official flood determination

Not an official flood determination. This lookup reads FEMA's National Flood Hazard Layer for informational purposes only. It is not a certified flood zone determination and does not replace the Standard Flood Hazard Determination Form (SFHDF) your lender or insurer requires. Flood-zone boundaries are approximate, maps are updated over time (see the map effective date shown), and recent Letters of Map Change may not yet be reflected. For insurance, lending, or building decisions, consult your local floodplain administrator, your insurance agent, or a licensed flood-determination provider. Premium ranges shown are estimates, not quotes โ€” get a real quote at floodsmart.gov.

3. Not professional advice

FloodLens is not insurance advice, lending advice, legal advice, or a substitute for any of them. Verify anything that affects a purchase decision with the relevant professional.

4. The free lookup

The free zone lookup is provided as-is, IP-rate-limited to protect FEMA's public service. We may throttle or suspend abusive use. If FEMA's service is unreachable, we will show cached data with its age clearly labeled โ€” or show nothing rather than invent a zone.

5. Paid reports

The $19 single report and $39 3-pack are one-time purchases delivered as PDF downloads (plus an emailed link with one-click unsubscribe). Prices are shown in USD. Your download link is token-gated โ€” keep it private; anyone with the link can download your report.

6. No refunds on digital reports

Reports are generated for your address on purchase and delivered immediately, so all sales are final. If your report fails to generate or download, email info@mehyar.us and we will make it right.

7. Acceptable use

Don't scrape the lookup at scale, resell the data as your own flood-determination service, or use FloodLens to mislead buyers, lenders, or insurers.

8. Limitation of liability

To the maximum extent permitted by law, Mehyar Soft LLC is not liable for decisions made using FloodLens, for the accuracy or timeliness of FEMA source data, or for service interruptions. Our total liability for any claim is limited to what you paid us.

9. Changes

We may update these terms; the date at the top reflects the current version. Continued use after changes means you accept them.
